Following a devastating fire which eradicated all the offices, warehouse and main production unit, Watsons Building services were engaged to design and install the mechanical and electrical services at the brand new replacement state of the art production facility, warehouse and office headquarters.
The new building achieved an A rating EPC due to the highly efficient building services and building fabric.
The project included a full mechanical and electrical installation including incoming gas, water & electric services, boiler plant with BMS controls, LTHW heating, public health services, comfort air conditioning, mechanical heat recovery ventilation, electrical mains distribution, photovoltaics, lightning protection, external lighting, electric vehicle charging points, fire alarm, LED lighting, small power and production supplies.
To assist in water conservation, all taps and toilets were controlled from sensors ensuring no wastage. Working closely with the end user, supplies, containment etc. to production equipment were co-ordinated with the machinery installation, which took place both during the construction phase and shortly after completion as existing equipment was dismantled and transported to the new facility. The lighting has been designed using highly efficient luminaires complete with sensors offering movement detection as well as daylight control for significant energy savings.
On top of the energy savings provided by the lighting, 555 photovoltaic panels were installed on the roof of the warehouse generating 150kWp of electricity and an estimated 116,000kWh per year.

Following a successful major refurbishment project in 2011, Watsons Building Services Ltd were appointed to design and install a replacement boiler plant at the former Police Station in Keighley Town Centre, now occupied by Keighley Town Council.
The Grade II listed building is a multi-use facility which houses Council offices, meeting rooms, a museum, and function room with catering facilities and an adjoining bar area.
The old inefficient boiler plant was not replaced during the 2011 refurbishment works and was at the end of their lifespan.
Two high efficiency gas fired boilers along with a purpose designed flue system were installed to generate the heating for the building. These along with a hot water calorifier, associated pumps, intelligent controls and pipework connects the new plant to the existing heating and hot water circuits.
The new boiler plant ensures the client reduces their energy consumption and energy bills.
The installation was carried out during the summer months without any major disruption to the building occupants.

Watsons Building Services were appointed to design and install the mechanical & electrical services installations at 30,000ft2 office building in Bradford City Centre.
The refurbishment of the building which was constructed in the 1980’s covered seven floors over two wings.
Each of the floors were heated and cooled by a number of highly efficient VRF comfort air conditioning systems which replaced the old perimeter radiator heating system.
Public health and ventilation services were provided to a number of kitchenettes, shower rooms and accessible toilets on each floor level.
Electrical services installations consisted of a low voltage distribution sub mains throughout the building terminating at distribution boards at each floor level.
Small power, telephone & data structured cabling distributed throughout the office areas either in dado trunking or the raised access floor terminating with floor boxes.
High efficiency LED lighting was installed throughout the office areas replacing the old inefficient lighting.
A new L1 fire alarm system replaced the original dated system ensuring compliance with the latest standards.

Watsons Building Services were appointed to design and install the mechanical & electrical services installations at an apartment block for a housing association.
The building comprises a former office development over two storey and in part, three storey with a part cellar.
The contract included a new high efficiency boiler and hot water plant to serve the 13no. Apartments within the building.
The central plant distributes heating and hot/cold water throughout the building to serve a number of radiators and bathroom areas.
Mechanical extract ventilation was installed to each of the toilet, bathroom and kitchen areas.
The electrical services consisted of LED lighting and small power throughout the building to each of the apartments and landlords areas. External lighting lit the building and car park areas.
Other electrical services included telephone installation, fire alarm system, door entry system, CCTV and data installations.

Watsons Building Services were appointed by a local Architects practice to design and install the mechanical & electrical services installations at their new Head Office in Ilkley.
The building consists of three office units split over two storeys with a mezzanine level. The building fabric is highly insulated resulting in low heat losses during winter months and low heat gains during summer months. With this and the high efficiency building services, the building has a good energy performance rating.
The mechanical services included low temperature hot water heating systems via radiators to each office unit generated from high efficiency gas fired boilers.
The building is ventilated by a natural ventilation strategy via opening windows and roof lights.
Mechanical ventilation and domestic water services is provided to the sanitary accommodation and kitchenette areas.
The electrical services consisted of highly efficient LED lighting and feature lighting to specific areas.
Small power was installed throughout the building via a number of floor boxes and socket outlets. Intruder alarm, fire alarm and disabled refuge systems were also installed.

Watsons Building Services were appointed to design and install the mechanical & electrical services installations at a new 12,000ft² head office for James Durrans and Sons Ltd as part of their 150th business anniversary in Penistone, South Yorkshire.
The contract included VRF heating and cooling on three floors of office accommodation along with an air to water air source heat pump to generate heating to ancillary areas and the domestic hot water. Sanitaryware, above ground drainage and mechanical ventilation were also installed to a number of toilet and kitchen areas.
The electrical services consisted of a mixture of high specification LED and hi frequency lighting throughout the office areas along with small power, data, access control, CCTV, Intruder and fire alarms. External lighting to the building perimeter and car parking areas was also provided. As part of the planning conditions the building has achieved BREEAM ‘Good’ rating.

Watsons Building Services were appointed to design and install the mechanical & electrical services installations at a new 53,000ft² egg packing and distribution centre for Chippindale Foods Ltd in Flaxby, North Yorkshire.
The building consists of an egg delivery, grading, packing and distribution areas along with a two storey office area.
The contract included cooling to the egg storage and packaged goods areas served from a series of industrial cooling units maintaining temperatures as dictated by the client. A rain water harvesting system was installed in the packaging store to serve the wash bay area thus utilising ‘free’ water.
The main office accommodation is heated by underfloor heating with the heat source being an air to water air source heat pump. An air to water air source heat pump also generates the domestic hot water via an indirect calorifier.
Sanitaryware, above ground drainage and mechanical ventilation are also installed to a number of toilet and kitchen areas. DX cooling is installed to a number of cellular office areas.
The electrical services consisted of hi frequency lighting throughout the office and production areas along with small power, data, access control, CCTV, intruder and fire alarm systems. External lighting to the building perimeter, service yard and car parking areas was also provided.
An array of photovoltaic panels have been installed onto the roof of the production area which generates electricity for the building and connects into the local infrastructure which generates revenue for the client via the Governments ‘Feed in Tariff’.
As part of the planning conditions the building has achieved BREEAM ‘Very Good’ rating.

Watsons Building Services designed and installed the mechanical & electrical services installations at the new Keighley Civic Centre which was the former the Keighley Police Station HQ in West Yorkshire.
The contract included the alterations, extensions and part renewal of the existing heating, gas, domestic water, plumbing and ventilation services.
New heating, cooling and ventilation services were installed to the restaurant and bar area which caters for 125 people.
Electrical services included new lighting and data throughout along with extensions to the power and fire alarm.

Watsons Building Services have recently completed the mechanical & electrical services installations at a new commercial vehicle centre in Speke, Merseyside.
The contract included a mixture of gas fired heating, VRF heating & cooling, mechanical ventilation, plumbing and domestic water services to the showroom and office areas. Electrical installations included high specification lighting, fire alarm, power, data and supplies to specialist workshop equipment.
